House rules
Steven wrote these to protect the property, the neighbors and the next group.
Quiet hours
From 10:00 PM to 7:00 AM. Large outdoor gatherings end by 10:00 PM, and town law does not allow outdoor amplified music. Indoor celebrations can continue at a respectful volume.
Smoking
Never indoors. Outside only, well away from entrances, windows and the pool area.
Pets
Welcome with Steven’s approval in advance and a pet fee. Keep pets off the furniture and clean up after them.
Events
Retreats, birthdays, club gatherings and similar events need approval before you book. Describe the event and the total attendance. Event fees may apply.
Primary guest
Must be 25 or older. Exceptions are considered case by case.
Parking
More than 20 spaces. Park only in designated areas and keep the driveways clear.
Pool and hot tub
Open all year. There is no fence around the pool, so adults supervise children near the water at all times. Make sure the self-locking pool door closes behind you.
Off-limits
The basement, locked rooms and closets, and anything beyond the garage or shed.
Cameras
Exterior cameras cover the perimeter. There are no cameras in any indoor space.
Fire
Check the local forest fire risk before lighting the fire pit. Never leave a fireplace or the fire pit unattended.
Before you arrive
Bring firewood
There are five indoor fireplaces and an outdoor fire pit, but firewood is not provided.
Pack toiletries
Airbnb lists shampoo and basic toiletries as not provided.
Plan the drive
The last stretch is a gravel drive. Arrive after 4:00 PM unless Steven has agreed an earlier time.
Before you leave
Sign out of the TVs
Log out of every streaming account on every TV and device.
Leave it as you found it
Gather used towels, throw away trash and turn things off. Clean the grill after use.
Mind the ash
If you used a fireplace or the fire pit, wait for the ash to cool before throwing it out.
Lock up
Close and lock every door and window, and report any damage to Steven.
Payments and cancellation
These are the terms the booking system returned for direct bookings on October 6, 2026. The exact dates and amounts for your stay appear before you send a request.
Payment schedule
50% when Steven accepts
For stays more than 60 days away. The rest is split in two: 25% at 60 days and 25% at 30 days before check-in.
75% when Steven accepts
For stays 31 to 60 days away, with the last 25% due 30 days before check-in.
Cancellation
Full refund
If you cancel within 48 hours of acceptance and check-in is at least 14 days away.
50% refund
If you cancel 60 days or more before check-in.
25% refund
If you cancel 30 days or more before check-in.
Airbnb and Vrbo bookings follow those platforms’ own cancellation terms.

Up to 43 guests, across 12 bedrooms in the Main House and the Pool House. Ask Steven before you book if your group is larger.
Yes. The pool and the hot tub are inside the pool hall and heated all year. There is no fence around the water, so children need an adult nearby.

Two nights on most dates. The calendar on the booking page shows the minimum for your dates.
In the pool room, family room, dining room, theater, lounge and Bedrooms 1, 9 and 10, through split units. The rest of the house has radiant and baseboard heat.
Check-in is from 4:00 PM. Ask Steven about an earlier time; one past group mentions he arranged it for them.
Yes. Wi-Fi runs throughout, there is a dedicated workspace and a conference room with a TV.
No. Bring your own for the five indoor fireplaces and the fire pit.
