· This is a two-building estate. The Main House and Pool House are connected by a common hallway and share all areas. · The heated pool and hot tub are available year-round, 365 days a year. · The pool is not fenced. Children must be supervised by an adult at all times near water. · AC is available via split units in select rooms: Pool Room, Family Room, Dining Room, Theater Room, Restaurant/Lounge, Bedroom 1, Bedroom 9, and Bedroom 10. Units are remote-controlled and also serve as supplemental heat. · All other areas are heated via radiant and baseboard heating with digital thermostats. · Please keep windows and doors closed while heating or AC systems are running. · There are 5 indoor fireplaces. Firewood is not currently provided. · An outdoor fire pit is available at the rear of the property. Please check local forest fire risk before use. · The pool is professionally cleaned weekly. · Trash pickup is every Friday. Main dumpster (refuse + recycling combined) is located outside near the garage. · All 3 TVs support personal streaming accounts. Please log out of all accounts before checkout. · Exterior security cameras are active around the property perimeter. No cameras indoors.

To protect the property, our neighbors, and the experience for all guests, please read and follow these rules carefully. QUIET HOURS Quiet hours are from 10:00 PM to 7:00 AM. All outdoor music, amplified sound, and large gatherings must end by 10:00 PM. Indoor celebrations may continue at a respectful volume after quiet hours begin. NO SMOKING This is a strictly non-smoking property indoors. Smoking is permitted outside only, well away from all entrances, windows, and the pool area. Please dispose of all smoking materials responsibly. PETS Pets are welcome with prior host approval and a required pet fee. Please keep pets off all furniture, clean up after them at all times, and notify us promptly of any accidents or damage. EVENTS & GATHERINGS Events — including corporate retreats, birthday celebrations, club gatherings, and similar functions — are permitted with prior host approval only. Please message us before booking to describe your event type and expected total attendance. Additional event fees may apply. MINIMUM BOOKING AGE The primary guest must be 25 years of age or older. Exceptions may be considered on a case-by-case basis with prior host approval. PARKING 20+ parking spaces are available on the property. Please park only in designated areas and keep all driveways clear at all times. POOL & HOT TUB The heated pool and hot tub are available year-round. Children must be supervised by an adult at all times near the water. The pool does not have a surrounding fence — guests assume full responsibility for the safety of all members of their group near the water. The pool door is self-closing and self-locking; please ensure it closes fully behind you. RESTRICTED AREAS Guest access is limited to the Main House, Pool House, and Gazebo areas only. Please do not enter or access areas beyond the garage or shed. The basement and all locked rooms and closets are reserved for owner use and are strictly off-limits to guests. SECURITY CAMERAS Exterior security cameras are active around the perimeter of the property for the safety and security of all guests. There are absolutely no cameras inside any indoor space. FIRE SAFETY Please check local forest fire risk conditions before using the outdoor fire pit. Never leave any fire — indoor fireplace or outdoor fire pit — unattended. CHECKOUT REQUIREMENTS · Log out of all personal accounts on all TVs and devices before departure · Leave the property in the same clean, orderly condition in which you found it · Report any damage or maintenance issues promptly via the Airbnb app · Ensure all doors and windows are closed and locked before leaving
